The average rental price of a UK property increased by 2.2% in July to £767 – the highest it’s been for over three years, reveals HomeLet’s July 2011 Rental Index.
A reason for this increase is the dwindling amount of people who are able to purchase their own home. In 2008, 71% of houses in the UK were owner-occupied. But statistics from the latest Department for Communities and Local Government English Housing Survey show this lowered to 67% last year.
Meanwhile demand for rented properties has alsoboomed, with 3.4 million households now privately renting, an increase of 1 million since 2005. In addition, the HomeLet Rental Index shows there’s been an increase in the number of tenants aged between 26 and 35 who were previously living with a relative – which could be another sign of people feeling the squeezeduring the recession and staying at home for longer.
John Boyle, Managing Director of HomeLet, said: “The latest figures from the Land Registry’s House Price Index show an annual price decrease of 2.5% of average property value in England and Wales however, people are still struggling to purchase their own home due totough mortgage availability.
“Although the increase in rental figures is a sign of an economic struggle by the UK population as people continue to experience difficulties in purchasing their own home, property investors and landlords could now take advantage of the increase in available properties and purchase more quality buy-to-let houses. This is therefore a very encouraging sign for the lettings industry.”
A buoyancy remains in the UK rental market at present, with the sales field continuing to be fairly flat, new research has shown.
According to figures from Countrywide, the rental sector is enjoying a surge because limited mortgage affordability and elevated house prices are making it increasingly difficult to purchase property.
The number of new tenants registering for rental accommodation jumped by 20 per cent in May.
This represented a 28 per cent rise on last year’s statistics for the same month, while the amount of homeowners thinking about putting their place up for rent increased by 15.5 per cent last month.
Chief executive of Countrywide Grenville Turner commented: “The hesitant nature of the current sales market is seeing an increasing number of homeowners considering dual marketing their properties in the sales and the rental market.”
The findings follow recent figures provided by Santander Mortgages, which revealed one-in-ten homeowners are currently renting out rooms in their abodes in an effort to raise money.
The buy-to-let sector in the UK enjoyed a significant upturn throughout the second quarter of 2011, new research has found.
Carried out by the Council of Mortgage Lenders (CML), the study revealed the value of new buy-to-let loans jumped by 21 per cent in the second three-month period of the year, with this activity being directed primarily by remortgaging.
Between April and June, 32,000 such deals were taken out, which amounted to a combined worth of around £3.5 billion.
These figures were the greatest they have been since the final quarter of 2008.
Of the overall increase in such lending over the spell, remortgaging accounted for 65 per cent of the overall increases in the sector, with the value of the 15,230 loans for remortgage standing 27 per cent higher than that recorded in the previous quarter.
This value – which calculated at £1.6 billion – accounted for more than half (53 per cent) of the total gross buy-to-let lending and was up two percentage points on the 51 per cent reported in quarter one.
Paul Smee, director general at CML, said: “If you consider the buy-to-let recovery alongside the increase in first-time buyer numbers we published yesterday, it appears that first-time buyers are not being displaced by buy-to-let landlords but are holding their own.”
The industry figure added: “This is encouraging news for those who want to rent, as long as it is realised that much of the current increase is for remortgage rather than house purchase.”
Despite the positive signs, however, the market is still running at a level equivalent to one-third of that witnessed at the end of the same period in 2008.
The findings come after Paragon’s Quarter Two Private Rented Sector Trends Report showed almost one-quarter of landlords are feeling optimistic about the prospects for their property portfolios.
