Take deposit from tenant and hold in accordance with Sections 212-215 of the 2004 Housing Act
Check tenant into property against a detailed inventory of condition at the commencement of
the tenancy
Take utility meter readings and advise providers of transfer of service
Check tenants out of property against detailed inventory at end of tenancy and return deposit
less any agreed sums in accordance with Sections 212-215 of the 2004 Housing Act
Issuing Section 21 notice of possession where required
Collect monthly rent in advance and paying to Landlord less any fees due within seven
working days
Arrange for annual rent increase in accordance with Tenancy Agreement
Guaranteed rent for three months of the first six months term.
Inspection of property at the end of first month followed by quarterly visits thereafter
Co-ordinate any repairs or maintenance providing receipts or quotes as required. Settling

Arranging annual gas and electricity safety checks and making payment on behalf of the

Before setting up any tenancy agreement we are required to take up referencing on you. A fee will
be charged for this service which is none refundable.
It is essential that all the information requested is supplied, missing information will delay your
application.
When completing the reference application you will need to have the following information and
documents.
The full address of the property where you currently reside
If less the three years at your current address, a list of all previous addresses
Cheque book and bank details including account no. and sort code
The full company name and address of your employer (if applicable )
A contact name, telephone no. and fax no. of personnel department
A contact name / company name, telephone no., fax no. of current letting agent or landlord
(if applicable)
You must provide proof of identity and proof of residency at your current address by providing
at least one of the following:
A driving licence with your current address or
A recent utility company bill no more than 3 months old or
A recent mobile telephone bill or
A council tax bill in your name at your current address or
Please ensure all referees you have provided have been advised that they will be contacted
by the referencing agency.
